Jodi’s Southside Virginia Real Estate Market Update: YTD June 2026
The Southside Virginia real estate market continues to tell an encouraging story as we head into the second half of 2026. While every county has its own personality, one theme remains remarkably consistent: well-prepared, well-priced homes continue to attract buyers, even as market conditions gradually become more balanced.

Here's a look at how June shaped up across Lunenburg, Nottoway, and Mecklenburg Counties.
Sellers Continue to Hold the Advantage—But the Gap Is Narrowing
Across all three counties, inventory remains relatively limited, although each market is at a slightly different stage.
Lunenburg County remains the strongest seller's market with just 3.13 months of inventory, down nearly 40% from a year ago. Buyers still have relatively few homes to choose from, creating favorable conditions for sellers.
Nottoway County is experiencing a very similar dynamic, with 3.23 months of inventory available. Inventory has remained relatively steady over the past year, keeping the market competitive while giving buyers slightly more breathing room than they've had in recent years.
Mecklenburg County, meanwhile, is the closest to a balanced market, with 5.11 months of inventory. Buyers have noticeably more choices here than in neighboring counties, although attractive homes continue to move quickly.
Taken together, the data suggests that sellers still enjoy favorable conditions across Southside Virginia, but today's market rewards thoughtful pricing and strong presentation more than it did during the height of the post-pandemic frenzy.
Buyers Are Becoming More Selective
One of the clearest shifts we're seeing isn't necessarily in pricing—it's in buyer behavior.
Homes are taking a bit longer to sell in some areas as buyers become more deliberate.
Lunenburg County: 36 median days on market.
Nottoway County: 80 median days on market. While this nearly doubled from the previous month, rural markets can experience significant month-to-month swings depending on the mix of homes that sell.
Mecklenburg County: Just 25 median days on market, reflecting continued demand, particularly for desirable lakefront and recreational properties.
This doesn't necessarily mean demand is weakening. Instead, buyers appear to be taking a little more time to evaluate properties and negotiate before moving forward.
Home Values Continue to Tell Different Stories
While all three counties remain healthy, appreciation rates vary considerably.
Lunenburg County
Estimated home values continue to trend upward, increasing 7.1% over the past year, while the median estimated value now stands at approximately $199,000.
Nottoway County
Nottoway posted the strongest appreciation of the three counties, with estimated values rising 10.6% year-over-year, bringing the median estimated value to just over $234,000.
Mecklenburg County
Mecklenburg tells a different story. Estimated values have largely stabilized, with only 0.1% annual appreciation, suggesting the county may be settling into a more sustainable pricing environment following several years of strong growth. The median estimated value remains significantly higher at roughly $321,000, reflecting the influence of Kerr Lake and higher-end waterfront inventory.
List Prices Reflect Each County's Unique Market
Each county continues to occupy its own pricing niche.
Lunenburg County
New listings: $217,500
Active listings: $260,000
Nottoway County
Active listings: $294,450
Newly pending homes: $275,000
Mecklenburg County
Active listings: $378,500
Pending homes: approximately $274,000
Higher active prices continue to reflect demand for lakefront and luxury recreational properties.
These differences highlight why county-wide averages only tell part of the story. Recreational homes, farmland, timber tracts, historic properties, and in-town residences all influence local pricing differently.
Sellers Are Still Receiving Strong Offers
One of the most encouraging trends across the region is how closely sale prices continue to track asking prices.
Lunenburg County: 99.9% of asking price.
Nottoway County: 100% of asking price.
Mecklenburg County: 96.3% of asking price.
The takeaway is clear: buyers are still willing to pay for homes that are properly priced and thoughtfully presented.
What This Means for Buyers
Compared to a year ago, buyers have a little more time to evaluate homes—particularly in Mecklenburg County—and slightly more opportunity to negotiate in certain situations. However, desirable properties continue to attract attention quickly, especially when priced appropriately.

While Lunenburg continues to favor sellers with limited inventory, Nottoway is experiencing strong appreciation and steady demand, and Mecklenburg is settling into a more balanced market without losing its appeal—particularly around Buggs Island Lake and Lake Gaston.
